In Dubai all instruments affecting land are registered at the Dubai Land Department. In the Abu Dhabi Global Market (ADGM), all real estate transfers that are recognized by the ADGM must be registered with the ADGM Land Register.

1. Federal Law No. 5 of 1985 concerning Civil Transactions (UAE Civil Code)

This law governs various aspects of civil transactions, including contracts related to real estate, sale, lease, and ownership. 

2. Federal Law No. 7 of 1999 (Strata Law)

Under the Federal Law No. 7 of 1999 concerning Ownership of Jointly Owned Properties in the Emirate of Dubai, commonly referred to as the Strata Law, primarily deals with the governance and regulation of jointly owned properties in Dubai.

3. Federal Law No. 8 of 2007

Law No. (8) of 2007 Concerning Escrow Accounts for Real Estate Development in the Emirate of Dubai is a legislation enacted in Dubai, United Arab Emirates. It aims to protect the rights and interests of buyers and investors by ensuring that funds paid towards real estate projects are securely held in designated escrow account.

4. Dubai Law No. 7 of 2006 (Freehold Ownership Law)

Under this law it outlines the rights and obligations of freehold property owners, including the registration process, transfer procedures and dispute resolution mechanisms.

5. Tenancy Laws

The Legal Authority which governs the tenancy laws is RERA under the supervision of DLD to oversee the implementation of tenancy laws for rental properties in Dubai. 

  • Law No. (26) of 2007 regulates the relationship between landlords and tenants in Dubai 
  • Law No. (26) of 2013, the Rental Disputes Settlement Centre is established to handle all types of disputes related to rental in Dubai
